Neighborhood Overview & History
Sweetwater is one of the newest master-planned communities in Apex. Building started in 2017. ExperienceOne Homes laid it out using New Urbanism ideas: front porches, sidewalks, pocket parks, and homes close to shops so you can walk instead of drive. The final phases are being built now. If you're researching living in Sweetwater, this guide covers the homes, HOA, schools, and commute.
The big draw is Sweetwater Town Center, which sits on more than 40 acres at US-64 and Richardson Road. ExperienceOne and The Kalikow Group built it together. A 65,000 sq ft Harris Teeter anchors the west side, with places to eat, a brewery, fitness studios, and shops filling in around it. More is on the way, including a planned hotel.
Here’s my take: you’re not just buying a house in Sweetwater, you’re buying the walkable lifestyle. That comes with HOA dues, so weigh the cost against everything you get right outside your door.

Text RELO to 919-899-2320What It's Like to Live in Sweetwater
Sweetwater lives differently from most Apex neighborhoods, and the difference starts right at your front door. Sweetwater Town Center is on-site, which puts a Harris Teeter, local shops, and places to eat within walking distance for many homes. The routine grocery run stops being a drive. Events like Friday Nights at Sweetwater, a free monthly market night with local vendors, food, and live music, give the community a built-in social calendar that most subdivisions don't have.
The amenity center is the other headline. A 6-lane pool and clubhouse anchor the warm months, and playgrounds and pocket parks keep active households busy year-round. On summer weekends, the community center feels more like a resort you happen to live in than a typical neighborhood pool.
The trade-off is real, and it belongs on the table up front. Lots here are smaller and closer together, with shared green space and connected streets instead of big private backyards. HOA dues also carry real weight in your monthly cost. If you want shops, dining, and amenities you can walk to, Sweetwater checks a lot of boxes. It rewards buyers who run the full monthly numbers before falling in love with the town center.

Housing Styles & Typical Price Range
Sweetwater homes stand out right away. You’ll see bright paint colors, big front porches, and fiber-cement siding. Many homes have rear-entry garages off back alleys. That keeps driveways off the front of the house and makes the streets nicer to walk.
Inside, homes are newer builds from the late 2010s and 2020s. Expect open main floors, high ceilings, and modern energy efficiency. Lots are smaller on purpose. Sweetwater puts its space into pocket parks and shared green areas instead of big private backyards.
Estimated Price Range (Per Doorify MLS)
- Townhomes: ~$380,000 to $500,000+ (multi-story plans, low upkeep, rear-entry garages)
- Single-Family Homes: ~$490,000 to $850,000+ (2,000 to 3,400 sq ft, open layouts, front porches)
- Custom & Estate Homes: ~$850,000 to $1,100,000+ (3,200 to 6,000+ sq ft, high-end finishes, top lot spots)
Architectural Styles
Neo-traditional design that blends Southern charm with modern, open layouts. Expect modern Craftsman, Charleston-style, and Lowcountry homes with bright paint colors, metal roof accents, stone details, big front porches, and rear-entry garages.
Typical Footprint
- Townhomes: 1,600 to 2,400 sq ft
- Single-Family Homes: 2,000 to 6,000+ sq ft
Lot Setup
Built on New Urbanism ideas. You give up a big yard and yard work, and in return you get shared green space, pocket parks, and an easy walk to the town center.
What You'll Pay to Carry It
HOA dues are $258 per quarter for single-family homes. Townhomes pay $258 per quarter plus $120 per month. Dues cover the clubhouse, pool, parks, trails, greenway, and common grounds. Property taxes use the combined Apex and Wake County rate of $0.9106 per $100 of assessed value. Always confirm the exact HOA dues for a specific address before your due diligence period ends.

School Assignment for Sweetwater
Sweetwater is in the Wake County Public School System, the biggest district in North Carolina. Here’s what people from out of state don’t expect: your school isn’t based on the neighborhood name. It’s based on your exact street address.
For the 2026–27 school year, Sweetwater addresses are commonly assigned to:
- Elementary: Olive Chapel Elementary
- Middle: Lufkin Road Middle
- High: Apex Friendship High
Wake County also runs more than one calendar: traditional, year-round, and modified. Which one you get is tied to your address too. That catches a lot of out-of-state buyers off guard.
Charter and Private Options Nearby
If you’re looking at options beyond your assigned school, west Apex has several. These aren’t tied to your address. Each one has its own application process and timeline, so start early if you’re interested.
- Peak Charter Academy: tuition-free K–8 charter in Apex
- Thales Academy Apex: K–12 private
- St. Mary Magdalene School: PreK–8 private
- Peace Montessori School: private Montessori in Apex
Other charter schools operate across the Triangle as well.
Check the address before you write an offer. Zones, calendars, and feeder patterns can change every year by decision of the Wake County Board of Education. Being close to a school doesn’t mean you get in. Apex Friendship High has a feeder pattern cap right now, and new residents can get sent to another campus. Look up the exact property at wcpss.net during your due diligence period.

Commute Times from Sweetwater
Sweetwater sits right by the US-64 and NC-540 interchange. That’s one of the quickest ways out of west Apex, whether you’re heading to RTP, the airport, or Raleigh.
Driving Times (off-peak)
- Downtown Apex (about 4 mi): 10–12 min
- RTP (12–16 mi): 15–20 min via NC-540
- Cary (9–11 mi): 17–21 min
- RDU Airport (14–16 mi): 20–25 min via NC-540
- Downtown Raleigh (21–25 mi): 25–30 min via US-64 and I-40
How You Get Out
For RTP or the airport, you’ll take NC-540, the Triangle Expressway. Heads up: it’s a toll road, and it’s all electronic. There are no toll booths. With an NC Quick Pass you pay the lower rate. Without one, you get a bill in the mail at about double the price. If you’ll drive it every day, get a Quick Pass and put the tolls in your budget before you buy. For downtown Raleigh, US-64 east to I-40 gets you there with no tolls.
What Traffic Actually Feels Like
Inside Sweetwater, the town center handles many everyday errands, so you’ll use your car less for the small stuff. The highway ramps and the roads leading to them get busy during weekday morning and evening rush hours.
Here’s my advice: drive your actual commute at 7:30 on a Tuesday, not on Saturday afternoon when you’re touring homes. They’re not the same drive, and the Tuesday version is the one you’ll do all year.

Phil's Perspective
“Sweetwater sells a lifestyle, not just a house. You can walk to the grocery store, grab dinner or coffee, and spend summer weekends at a pool that feels like a vacation. There's almost always something happening in the town center. The trade-offs are real, though: smaller lots and HOA dues that add up. I always tell buyers to run the full monthly cost before they fall in love with the town center. If the amenities match how you actually live, Sweetwater is hard to beat.”Phil Slezak, Real Estate Broker | Phil Slezak Real Estate, brokered by LPT Realty
