WENDELL MARKET TREND
Wendell's prices are climbing fast - but longer selling times mean the market is still finding its footing.
Wendell is experiencing one of the more dramatic price increases in the Triangle, with the median up nearly 9.7% year-over-year to approximately $379,000. Much of this growth is driven by the Wendell Falls master-planned community, which has brought new construction, new amenities, and a wave of relocating families to the area.
However, days on market tell a different story: at 69 days average, Wendell's homes take considerably longer to sell than the Triangle average. This reflects the tension between rising prices and a buyer pool that's still catching up to Wendell's new price reality.
Inventory at roughly 240 active listings represents about 3.8 months of supply. That's balanced but trending toward buyer-favorable territory, especially for homes that are overpriced or lack the updates today's buyers expect.
For relocators, Wendell offers a genuine small-town experience with a manageable commute to Raleigh (about 25-30 minutes). The trade-off is fewer local amenities - you'll be driving to Knightdale or Garner for most shopping and dining. But if you value space, newer homes, and a community that's still growing, Wendell delivers.

Wendell is a value play with growth potential. If you can handle the longer commute and fewer local amenities, your dollar goes significantly further here than in the inner Triangle. The extended days on market give you negotiating room - use it.

Wendell sellers need to understand that price appreciation doesn't automatically translate into quick sales. The market is absorbing the price increases gradually, and homes that aren't competitively priced or presented are sitting. Invest in your listing presentation and price within 3% of recent comparable sales.
