WAKE COUNTY MARKET TREND

Wake County is the Triangle powerhouse - and it is showing the healthiest balance it has had in years.

Wake County median sale price of $540,000 (June 2026) reflects a year-over-year decline of 0.5% from $542,500. This is a mild correction after the aggressive gains of recent cycles, not a red flag - the market is simply finding a sustainable equilibrium.

Closed sales surged to 6,230 in June 2026, an 8.0% increase from 5,768 in June 2025. This tells you demand is very much intact even as prices stabilize.

Days on market have risen to 20 days, up from 15 a year ago (+33.3%). While homes are not flying off the shelf as quickly as they were, a 20-day median is still brisk by historical standards.
