Analysis

CHATHAM COUNTY MARKET TREND

Chatham County shows a modest price pullback, but rising closed sales and a surge in new listings signal a market that is adding supply and still finding buyers.

Chatham County Jan-Sept 2026 median sale price of $593,000 is down 2.0% from $605,000 over the same period in 2025. That leaves Chatham with one of the two highest median prices among the county reports we publish, sitting just behind Orange County at $594,500 and well above Wake County at $480,000 and Durham County at $414,665. This is a premium market, and a 2.0% giveback is a normalization, not a reversal.

The supply story is the standout. New listings jumped 17.7% to 779, second only to Orange County at +19.2% among the counties we track, while closed sales rose 4.3% to 434. That is the profile of a market responding to demand: more sellers are coming to market, and buyers are absorbing the additional inventory without prices collapsing.

Pace has slowed slightly. Median days on market stretched from 32.0 to 36.5 days, up 14.1%, and sellers received 98.5% of list price, down half a point from 99.0%. Both are small moves, and 36.5 days is still a healthy, brisk pace for a county defined by acreage, estates, and custom homes on the western edge of the Triangle, anchored by towns like Pittsboro.

The one figure moving the other way is price per square foot. The median sold $/SqFt of $260 is up 3.2% from $252, the only positive year-over-year movement among the five counties we track. A lower median price on a higher price per square foot typically means buyers are paying for land and location rather than square footage, which fits Chatham character: larger lots, rural buffers, and communities like Chatham Park anchoring long-term demand.

What This Means for Buyers

Chatham County rewards buyers who value land, privacy, and space over commute time. With the median down 2.0% and days on market stretched to 36.5, you have more room to negotiate price and terms than you did a year ago, especially on homes that have been listed for a while. The rising price per square foot is a reminder to compare properties on the whole package, not just the price tag. And with new listings up 17.7%, new construction offers genuine leverage worth exploring.

What This Means for Sellers

Chatham sellers should price against what homes are actually closing for, not what they sold for in 2025. The median is down 2.0% year-over-year and buyers are taking longer, so an overpriced listing sits while a correctly priced one moves. The fundamentals are still in your favor: 98.5% of list price received, closed sales up 4.3%, and a 17.7% jump in new listings means buyer traffic is real. Homes with land, privacy, or lifestyle appeal continue to command attention.
