Analysis

CARY MARKET TREND

Cary remains one of the strongest submarkets in the Triangle - prices up, inventory tight.

Cary's market continues to command premium pricing, with the median sale price holding at approximately $620,000 - up 5.5% year-over-year. The strength is rooted in fundamentals: excellent public schools (particularly the Panther Creek and Green Hope corridors), proximity to RTP, and a reputation as one of the most livable suburbs in the Southeast.

Inventory remains tighter here than in many surrounding towns, at roughly 2.8 months of supply. Cary benefits from strong employer-driven demand - tech workers relocating to the Triangle often land in Cary as a default choice, and that pipeline hasn't slowed.

Days on market average around 38 days, which is faster than the broader Wake County average. Homes in the $500K-$700K range - Cary's sweet spot - typically go under contract in under 30 days if properly priced.

New construction continues in areas like Amberly, MacGregor, and the eastern Cary corridor near Morrisville. Price points for new builds generally start around $550K and run north of $900K for larger custom homes.

What This Means for Buyers

Cary is competitive but not impossible. The key is knowing which neighborhoods are moving and which have inventory. If you're targeting a specific school district, reach out early - homes in the top-rated feeder zones go under contract before many buyers even schedule showings.

What This Means for Sellers

Cary sellers are in a strong position, but complacency is the enemy. Even in a seller's market, poorly maintained homes or those with outdated kitchens will sit. A pre-listing inspection and minor updates (paint, landscaping, light fixtures) can make the difference between 15 days and 60 days on market.
