APEX MARKET TREND

Apex is normalizing after a hot run - prices settling, inventory climbing.

Apex closed out the spring season with a median sale price near $600,000 - down roughly 1.7% from a year ago but still well above pre-2021 levels. The dip is modest and largely a correction from the aggressive gains of the past two cycles, not a red flag.

Closed sales volume jumped 36.8% year-over-year in April, suggesting demand is very much intact. What has changed is pace: homes are sitting an average of 45 days before going under contract, compared to the sub-20-day sprints buyers were pulling in 2021-2022.

Months of supply has climbed to about 2.6 - still technically a seller's market, but far more balanced than the 1.0-1.5 range that dominated in prior years. That extra breathing room means buyers can actually negotiate on inspection items without losing the house.

Apex's draw remains strong: top-rated schools, a charming downtown that keeps getting better, and proximity to both RTP and the growing western Wake corridor. New construction in communities like Scotts Mill and Apex Peakway continues to add inventory at the $550K-$700K price points.

What This Means for Buyers

You have more leverage in Apex than you did 18 months ago. Homes priced above $650K are sitting longer, and sellers are more willing to cover closing costs or make repairs. That said, well-priced homes under $550K still move fast - don't lowball expecting a buyer's market that hasn't fully arrived.

What This Means for Sellers

Price accurately from day one. The days of listing 5-8% above comps and waiting for a bidding war are over in Apex. Homes that are staged well and priced within 2% of recent comparable sales are still selling within 30 days. Overpriced listings in Apex are sitting 60+ days and ultimately selling for less than they would have at the right price.
